Signing an agreement

The first stage, after the selection of suitable property, involves closing the buy-sale agreement between the seller and the buyer. To do this, you will need only one document - a passport.

A signed agreement does not provide grounds for the transfer of ownership from one owner to another. This document allows you to fixate the terms and conditions of the purchase: cost, information about the real estate, address, passport details of the seller and buyer, the procedure and terms of mutual settlements between both parties, rights, and penalties for violation of agreements. The agreement is prepared in two copies in two languages ​​- Turkish and the mother tongue of the investor.

When signing the agreement, the buyer makes a deposit in the amount of 5-10% of the total value of the property, which confirms the seriousness of his intentions.

Registration of a tax number

Obtaining a TIN is the next step when making the real estate purchase in Turkey and is mandatory to finalise the agreement for all foreign investors. All institutions in Turkey require an individual tax number. It will allow you to register property, open an account in a Turkish bank, obtain a residence permit, sign contracts for utilities, connect to the Internet and telephone.

The TIN is issued by the local Tax office (vergi dairesi) at the property location. The applicant writes a corresponding application and presents his passport to the tax officer.

Issuing a power of attorney in Turkey

If you are not willing to stay in Turkey the entire time and deal with the paperwork, we can take care of all the issues and officially represent your interests in governmental agencies.

In this case, you need to issue a notarised power of attorney for a representative of the Status Property company. The document is valid for a certain period and certified by a notary in the presence of a sworn translator. We act as a proxy for our clients free of charge.

Issuing a power of attorney is not mandatory, but it can simplify the real estate purchase for an investor and eliminate any risks.

Registration of ownership

What documents are issued when buying an apartment? At the appointed time, the seller, the buyer, or their representatives by proxy, a real estate agent specialist, a state translator meet at the Cadastral Office. Here they finalise the purchase of a house in Turkey, and the new owner obtains TAPU (certificate of ownership).

At this stage, you must make full payment to the previous owner, pay all taxes and related registration fees. The term for receiving TAPU is approximately five days. Several owners can appear in the cadastral certificate.

TAPU is the main document confirming the legal ownership of the real estate. Its legitimacy can not be challenged even in court.

The final step is signing utility contracts and receiving a technical passport for the facility in your name.

If you bought an apartment from a developer, new subscribers for water and electricity are issued. If you bought the apartment in the secondary market, you will need to renew the contracts signed in the name of the previous owners.

An individual technical passport in Turkey is called Iskan. It is received when buying apartments in a new building. If an apartment is purchased on the secondary market, Iskan should already be issued.
